Creekview at River Run is located one mile south of Arapahoe Road, at the intersection of Parker Road and Broncos Parkway. This Richmond community was built in 2003-2004 and about 315 families reside here. When the community was built, it was one of Richmond's fastest selling communities in the entire country.
 
The Seasons series of homes, on the east side of Cherokee Trail, range from 1,306 square feet (Aspen) to 2,251 square feet (Chestnut) and do not have basements.
 
The American series of homes, on the west side of Cherokee Trail, range from 1,723 square feet (Stewart) to 2,170 square feet (Barrymore) and do have basements.
 
The location is excellent, just 10 minutes from the Denver Tech Center (DTC) and I25 and within walking distance to the Cornerstone mall. Cherry Creek runs through the west border of the community and the Cherry Creek Valley Ecological Park is easily accessible on the west side of Cherry Creek. The Cherry Creek Trail runs all the way down to Franktown! Some homes have beautiful mountain views and back to open space.

2011 Creekview at River Run Market Review
A total of 20 homes sold in Creekview at River Run in 2011. (11 Seasons and 9 American)
 
Overall, the average sales price in Creekview was down 2.8% from 2010, to $222,855. Much of this was due to smaller models selling more than larger ones. Because the smaller homes have a lower average price, it brought down the average as a whole. This is NOT an indication of declining values. It's simply a representation of the mix of homes that sold last year.
 
There were a total of 3 short sales and 2 bank owned sales last year, 2 fewer bank sales than last year. These sales equaled 25% of the total number of homes sold in Creekview.

Average Net Sales Price = $222,855, -2.8% from 2010... Remember, this decrease is due to the models that have sold. It's not an indication that values overall are declining.
